上海碧云、联洋、古北三大国际社区调研报告

报告综述

对碧云、联洋、古北三大社区进行调查研究的目的,主要有两个层面:1)探寻三大社区的成功关键因素,到底有哪些。2)从城市设计和配置的角度,来发现其共性,供唐镇新市镇的建设参考。

经过调查和分析,结论如下,三大社区的共同成功关键如下:

? 都拥有非常好的区位条件和资源依托:碧云依托金桥出口加工区,联洋依托世纪公园和浦东行政中心,古北依托虹桥经济

开发区。

? 都有一个统一的品牌,公众知名度、认同度都很高。

? 社区土地地块没有被大的交通干道分割,具有地理上的统一性。交通干道主要从社区的周边经过。这一点在碧云和古北尤

为突出,基本上在区域内部没有贯穿性道路。联洋条件稍差,芳甸路的分割存在一定影响。 ? 统一规划和城市设计控制,形成了社区比较统一的建筑风貌及环境特色,区域整体感强。 ? 环境相对稳静,这得益于比较低的过境交通量。

不同的地方主要现在商业配套设施上:

? 三个社区的商业设施网点数,差异比较大。碧云为140家,联洋为219家,古北为313家。不过商业设施在类比上的比例

比较类似,都是日用品销售、餐饮占前两位,两者占比总和在三个社区均超过60%。

? 三个社区的商业设施网点分布不同,碧云集中于1、2条道路,成条状分布;联洋则实际上是大拇指广场,单中心分布;

古北则有一大、一小两个中心。

由此显示,商业配套设施的数量和分布,并无一定之律。但是商业设施门类的配比,有一定的稳定性数量关系。

但目前三大社区也存在不少问题,主要体现在:

? 公共开放空间不足,尤其是休憩空间的不足。比如碧云社区,路边咖啡座宜人舒适,但是这些都是营业性场所;没有自由

开放的免费公共开放空间。

? 停车设施不足。碧云、古北尚好。联洋在周末,大量的周边来车,导致原本静雅的地面道路两侧,成为露天停车场,严重

破坏社区整体氛围。

? 碧云和联洋的公交体系,不发达。这也是联洋会在周末变成一个“大露天停车场”的重要原因。
